HydroTech Contractor Overview

Service/Maintenance Contractor’s Overview

The modern and progressive maintenance contractor of today is looking for new and innovative ways to diversify his or her business, increase their customer base (i.e. branching out to include services for odor control, smoke and water damage restoration, carpet cleaning and dying, and even air duct cleaning), ultimately increasing profits and accounts receivable. Generally speaking, these have been good service profit centers, but none can compare to the exploding hard and semi-hard surface cleaning and restoration business.

Common knowledge within the industry clearly establishes that more and more homes and commercial buildings are installing hard surface flooring--ceramic, limestone, pavers, saltillo, marble, granite, travertine, and the list goes on. The use of resilient rubber safety matting is also increasing. These surfaces are becoming increasingly more common for numerous reasons: The economics of more durable flooring are being increasingly understood by both homeowners and property managers, in residential as well as commercial applications. The cost in the long run is greatly reduced where hard surfaces are installed. Superior hygiene and indoor air quality in today’s buildings and homes are factors in choosing flooring for commercial and residential settings. These are a few of the many reasons we see a noticeable shift taking place in favor of tile and other hard and semi-hard flooring over the selection of carpet. In addition to practicality, hard surfaces provide beauty and variety both to interior and exterior décor!

Historically, the hard surface maintenance contractor had mastered the art of maintaining supermarket type flooring by buffer brush stripping, buffer brush scrubbing, buffer brush waxing, and buffer brush polishing. Unfortunately, this type of cleaning and servicing is not only abrasive to the surface, it doesn’t get the dirt out! If anything, these antiquated techniques merely drive dirt deeper into the surface. Techniques like these have led to the advent of new standards and technologies in the hard and semi-hard surface cleaning industry—welcome to the HydroTech revolution!

HydroTech uses a new approach to these old problems by creating a ‘system’ comprised of favorably priced tools, a durable, powerful portable power unit, designed to be used with custom chemicals. All HydroTech tools are engineered from the finest quality materials, and can be used with a truck-mounted unit; or with our own powerful HydroTech Portable unit—the “Clean & Capture”™ HT-1500. In addition, our HydroTech maintenance chemicals are non-acidic and specifically formulated for HydroTech to work with cold water as well as hot!

Using HydroTech equipment and chemicals, you will quickly learn how to close more jobs, out-perform any competition, exert far less physical labor than ever before, and realize higher profit margins. Your customers will return time and again seeking your professional services, and will refer you to neighbors, friends, and associates!

The HydroTech System Exclusively For Hard & Semi-Hard Surface Cleaning & Restoration

Over the years, one of the most dreaded cleaning jobs have been mopping and cleaning hard surface floors, especially tile and grout. Today’s maintenance industry really hasn’t progressed much beyond the age of soapy buckets and messy mops. Vinyl, ceramic tile, and especially grout, all require an intense amount of time and effort to clean, with most efforts yielding results that never really pleased the customer. Adding to this insult, the profit margins have been low, with the labor often very intense. This problem was as old as stone itself – laborers on hands and knees, scrubbing and mopping the same way they did as in ancient Rome!

During the past few years the amount of carpeting being installed in both commercial and residential buildings has been dramatically on the decrease, especially in new construction as well as in remodeling. Consumers are choosing more stylized, durable flooring such as ceramic, porcelain, vinyl, marble, granite, and many other types of both natural and artificial hard surfaces. This increase in hard and semi-hard surface flooring has created a shortage of qualified professionals who possess the ability to effectively clean and maintain these varied surfaces, while still being able to achieve high profit margins for their businesses.

The development of new technologies used by HydroTech, consisting of tools and chemicals for the removal of grime, dirt, bacteria, and unwanted odors is revolutionizing hard floor cleaning.

The old methods are not satisfactory in that they cannot reach trapped dirt and bacteria. Hard and semi-hard surfaces are usually porous, textured, irregular, or a combination thereof. A mop is not capable of removing micro-entrapped dirt and bacteria from these surfaces, and at best, spreads the filth evenly over the entire surface. Power scrubbing gives better results, but the dirt and bacteria still remain because the bristles are large and can’t penetrate to clean small crevices and the irregular surfaces where dirt hides. Even vinyl, which is typically replaced when it becomes scratched and dulled, has dirt driven deep into its scratches and micro-abrasions that mops and scrubbers can’t remove.

Over the past two years, HydroTech has developed a new family of tools, a powerful portable cleaning unit, and chemicals that have revolutionized the art of hard and semi-hard surface cleaning and restoration. HydroTech uses maximum high pressurized water injection with specially formulated chemicals, and high powered extraction, to create our “Clean & Capture”™ system.

HydroTech & the Booming Market

According to figures reported by U.S. Customs and the U.S. Department of Commerce, ceramic tile sales in the U.S. increased 61.5% from 915,806,000 to 1,4768,000 square feet per year in the five-year period from 1991 to 1996. The increase in 1996 was 9.8%, and it has been averaging a healthy 7% increase per year through 2001. This increase reflects quantities of tile sold in excess of 2 billion square feet to the year 2000. This means more than a doubling of the market within the past 10 years !

Phenomenal Industry Growth

What is causing such increased demand for tile and hard surfaces? One explanation is the now well known impact of baby boomer’s preferences in both the building and remodeling industries. Much of the tile sold in the U.S. goes into residential applications-- remodeling in particular. Other forces driving up demand include easier maintenance, more cost effectiveness of tile relative to its product life, the ability of achieving a superior degree of sanitation, more choices in design aesthetics, the availability of new styles and materials, and an increasing consumer awareness in product versatility.

HydroTech Tools and HydroTech Chemicals

The HydroTech program is easy to use! The first step is to pre-spray the designated area with HydroTech Tile and Grout Cleaner, the HydroTech Stripper, or a specific HydroTech chemical chosen for a particular hard or semi-hard surface. (Please note that HydroTech Restoration Chemicals are also available). After spraying, the chemicals are allowed a short dwell time in which to loosen surface dirt and grime. Next, the appropriate HydroTech tool is selected for the job:

HydroTech “Clean & Capture” HT-1500 Portable Extractor Unit (adjustable 200-1500 psi power unit)
HydroTechPro-Race R® (19” large area floor machine tool attachment)
HydroTech12” Hard Surface Wand (horizontal surfaces; cleaning, stripping)
HydroTech 18” Hard Surface Wand (horizontal surfaces; cleaning, stripping)
HydroTech20” Hard Surface Wand (horizontal surfaces; cleaning, stripping)
HydroTech Corner/Crevice Wand (edges, corners and hard to access areas)
HydroTech Hand Too / 3,000 psi valve (vertical surfaces and counter tops)
HydroTech Jet Spray Gun (high pressure jet nozzle wash)

Attach the desired tool to your own truck mounted unit, or achieve even more cleaning power and versatility, attach your selected tool to the “Clean & Capture”™ HT-1500 (adjustable 200- 1500 psi water injection, with immediate vacuum extraction). The portable unit allows you the maximum in ‘go-anywhere’ versatility, with auto-fill, auto-dump design features, and chemical injection. Now, what was once the most dreaded part of the job becomes one of the fastest and easiest—and actually fun to watch as your equipment busts up heavy, ground in soil, dirt and grime!

Ergonomically designed tools enable you to glide over a floor, countertop, shower stall, pool deck, safety area, etc. All the hidden dirt, grime and filth are powered out of the porous pockets and crevices of your customer’s grout, textured ceramics, concrete, stone, vinyl, rubber matting, etc. and extracted for safe disposal. The filth is gone, not merely re-distributed, but actually removed! Grout blackened with time is immediately restored to its original color— and seeing is believing! The result for your customer is amazement and satisfaction! For the first time in years, they can see the original color of their grout and flooring. (We even have special grout colorants you can apply to change existing grout colors if the customer is ready for a renovation). Vinyl floors that once were dull and possibly ready for the dumpster can have new life!

The end result for you-- the HydroTech Service Contractor is:

  1. Creation of new profit centers
  2. Increased revenue from your current customer base
  3. Easy sale closings following amazing “Before and After” demonstrations

What our customers say...

"It was awesome! Just finished the reading last night. Anyone in the hard surface cleaning and restoration business will easily understand and benefit from the information. I sure learned a lot from the reading".

Bill Blazevich

"An easy read, and vital for everyone who wants to make money in the "Hard Surface" restoration market. You focus on common sense methods that work, achieve optimum results, and yield greater profit margins.

This is honest, because I for one know that you have learned most of this the hard way... by making mistakes; learning from them, and turning a negative experience into a positive one. Those calluses on your hands are from working, and not just talking theory; you did the work, so now others can benefit."

Roger DeCoster

"You can get this knowledge the hard way (trial and error) or you can read and apply the information in Mike's book. I would recommend this book to both the person wanting to get into this line of work, and those already in it who think they know it all."
